Is the the validity of judgement pronounced by the Rent Controller and the Civil Judge different or same ?

I had bought a house with registered deed in my wife’s name. I had two minor children at that time. Now the children have come to adult age.Wife and children both want me taken out of the house.Can I get the Tittle of this property transfered to my name ? How Please ?

मिरे पिता मेरठ के मकान में 1960 के दौरान 10 रूपये महीने के किराये पर आये थे। 1980 में उनकी मृत्यु के बाद 25 रूपये महीने पर मां के नाम किरायेदारी हो गईं। 2008 में मकान मालिक की मौत के बाद उसके घरवालों ने मकान बेच दिया, और नए मकान मालिक ने किराया लेने की बजाय इसे खाली कराने के लिए कोर्ट में केस डाल दिया है। मां अभी भी कोर्ट में किराया जमा करा रही हैं। मकान पर रेंट कंट्रोल एक्ट 1972 लागू है। इसमें 12 कमरे हैं, ओर सभी किराये पर दिए गए हैं। मेरे पास 1960 से किराये की रसीदें भी है। हमें यह मकान खाली न करना पडे, इसके
लिए क्या करना होगा? *
My father had Occupied the house in Meerut as a tenant on rent Rs 10- only per month in 1960. In 1980 after  the death of my father the tenancy for Rs, 25, per month was transferred to my mother’s name. In 2008 after the death of the owner of the house, his successors sold out the house. New house owner refused to recieve the rent and slapped a Legal Notice to vacant out the house. My mother still has been depositing rent in the court. The house is being administrated under Rent Control Act, The house is consisted with 12 rooms and all are occupied on rent. I have all rental receipts from 1960 fo updated, We want not to vacate out the the house, What should we do for this?

हमारी जमीन को अंग्रेजों के समय में 1937 में हमारे पूर्वजों ने हिन्दु महा सभा को कर वसूल करने के लिए दे दी थी। यह जमीन लीज पर दी गईं थी, लेकिन मालिकाना हक की बात करें, तो जमीन पर हमारा ही कब्जा है। इस पर आज प्राचीन मंदिर, धर्मशाला, कुआं आदि बने हुए हैं। क्या सरकार किसी कानून के अंतर्गत लीज खत्म करके इस भूमि पर कब्जा कर सकती है? 30 साल बाद जमीन के मालिकाना हक के सुबूत दिखाकर जमीन पर कब्जा वापस मिल सकता है या नहीं?
Our ancestors during the British Rule 1937, authorised ‘Hindu Maha Sabha’ to collect the revenue of our land. This land was given on lease, but the tittle of the ownership was remained with us. And possession also of the land remained with
us. Today on this land there is a Prestine Temple, Dharamshala and a Well etc made over. Can the government, under any law impound the land after liquidation of the lease. Can we not maintain the tittle, ownership forever, showing the ownership continuously for more than thrity years?
